1099 Mortgage Loans: How Self-Employed & Gig Workers Get Approved in DC, MD & VA (2026)

1099 mortgage loans let self-employed and gig workers qualify using 1099s, P&L statements, or bank statements instead of W-2s. Here's how they work, what you need, and how to get approved.

If you earn your living on 1099 income โ€” as a contractor, freelancer, consultant, rideshare driver, real estate agent, or small business owner โ€” you already know the problem. Traditional banks ask for two years of W-2s and recent paystubs. You do not have either. So they tell you no, or they qualify you on a fraction of what you actually make because your tax returns are loaded with deductions. A 1099 mortgage loan solves this by letting you qualify on the income your business actually generates, not the number left after every legitimate write-off. Here is how it works in the DC, Maryland, and Virginia market as of September 2026.

What a 1099 Mortgage Loan Is

A 1099 mortgage loan is a Non-QM (non-qualified mortgage) program designed for borrowers whose income comes from 1099 contractor earnings, profit-and-loss statements, or business bank deposits rather than a traditional employer paycheck. Instead of underwriting you on a W-2 and paystubs, the lender qualifies you on the cash flow your business actually produces โ€” using your 1099s, a year-to-date P&L, or your business bank statements.

The core problem 1099 borrowers face is not low income โ€” it is that tax returns understate income. Every legitimate deduction (mileage, home office, equipment, meals, retirement contributions) lowers the number a bank uses to qualify you. A 1099 loan looks past the tax return at the actual cash flowing into your business.

How 1099 Loans Differ From Traditional Mortgages

The qualification method is the main difference. Here is how they stack up:

Who Qualifies for a 1099 Mortgage

You are a strong candidate for a 1099 mortgage if you:

  • Have been self-employed or contracting for at least 2 years (some programs accept 1 year)
  • Earn income on 1099s from one or multiple clients
  • Have a credit score of 660 or higher for 1099/P&L programs, 640 for bank statement programs
  • Can document your income through 1099s, a P&L statement, or business bank statements
  • Have a down payment of 10% or more (some programs go as low as 5% with compensating factors)
  • Keep business and personal finances reasonably separated

You do not need to have an LLC or corporation to qualify. Solo contractors, gig workers, and side-hustle earners with 1099 income can qualify โ€” the lender cares about consistent cash flow, not your business entity type.

1099 Loan Programs Available at United Mortgage Plus

We run three main programs for 1099 borrowers, each suited to a different documentation profile:

1099 / P&L Loans

The most straightforward option. You provide your 1099 forms and a year-to-date profit-and-loss statement. The lender qualifies you on the gross income shown, less documented business expenses. Minimum 660 credit score, up to 90% LTV. This is the right program if your 1099 income is consistent and you keep clean financials.

Bank Statement Loans

If your 1099 income is irregular or you mix multiple revenue streams, a bank statement loan may be stronger. The lender looks at 12 or 24 months of business bank deposits and qualifies you on the average monthly revenue. No tax returns required. Minimum 640 credit score, up to 80% LTV.

No-Income-Verification Loans

For borrowers with significant assets or strong credit who want to skip income documentation entirely. The lender qualifies you based on credit score, down payment, and reserves rather than income. Higher down payment (typically 25โ€“35%), but no 1099s, no P&L, no tax returns. This is often the right fit for seasoned contractors buying investment property.

What You Need to Apply

To move fast, gather these before you reach out:

  • All 1099 forms from the last 2 tax years
  • A current year-to-date P&L statement (we can help you create one)
  • 12โ€“24 months of business bank statements (if pursuing a bank statement loan)
  • Personal bank statements showing reserves (2 months minimum)
  • Business license or formation documents if you have them
  • Copy of your driver's license and Social Security card (or ITIN)
  • List of monthly debts (credit cards, auto loans, student loans)

Common Mistakes 1099 Borrowers Make

  • Waiting until the last minute โ€” 1099 loans take 30โ€“45 days, same as conventional, but gathering documentation can add a week if your books are not current
  • Mixing personal and business bank accounts โ€” lenders want to see clean business deposits that match your 1099 income
  • Over-deducting on taxes to the point where your reported income is too low for any program โ€” we can help you plan ahead for the next tax cycle
  • Assuming you need 20% down โ€” several 1099 programs go to 90% LTV, and down payment assistance can layer on top for eligible buyers
  • Going to a bank first โ€” retail banks do not offer Non-QM 1099 loans. You need a broker with a non-traditional lender network.
