Self-Employed Mortgage Guide: Buy a Home in DC, MD & VA Without W-2s

Self-employed buyers get turned down by banks because tax-return income looks low. Here's how bank statement, 1099, and P&L loans work in DC, Maryland & Virginia โ€” and how to get approved.

If you run a business, freelance, or earn on 1099s, you already know the drill at a bank: you hand over two years of tax returns, the underwriter looks at the bottom line after every deduction you legitimately claimed, and you get told your income is too low to qualify for the home you can clearly afford. That is the single most common reason self-employed buyers in the DC Metro Area walk away from a bank and call us instead. The good news: there are mortgage programs built specifically for the way you actually earn money โ€” and we broker to every one of them.

The Core Problem With Bank Underwriting

Conventional loans underwritten to Fannie Mae and Freddie Mac rules use your net business income โ€” the figure left after expenses, depreciation, and any write-offs on Schedule C or your business return. A consultant depositing $18,000 a month into the business account might show $6,500 a month of qualifying income on paper. The money is real. The tax return just doesn't show all of it, because the tax code rewards you for reinvesting in your business.

The bank isn't lying when it says your qualifying income is low. It's using the wrong lens. A broker's job is to match you to a lender that uses the right one.

Three Programs That Qualify Income Differently

We work with lenders that underwrite self-employed borrowers on actual cash flow, not just the net figure the IRS sees. The three main paths:

  • Bank statement loan โ€” qualify on 12 or 24 months of deposits into your business or personal account, with an expense factor applied (typically 50%). No tax returns required.
  • 1099 / P&L loan โ€” qualify on gross 1099 income plus a year-to-date profit and loss statement. Built for independent contractors and gig earners with clean deposit history.
  • No-income-verification loan โ€” asset-based or investor qualifying where the property itself (rent, DSCR) or your reserves carry the file. Used for investors and select primary purchases.

How a Bank Statement Loan Actually Works

A bank statement loan replaces tax returns with your actual bank statements. The lender reviews 12 or 24 months of deposits into the account where your business income lands, applies an expense factor to account for ordinary business costs, and uses the result as your qualifying income. No tax return, no Schedule C, no depreciation added back โ€” the deposits are the income.

Here is how the math typically plays out. Say your business deposits average $20,000 per month over the last 12 months:

StepAmount
Average monthly deposits$20,000
Expense factor (50%)โˆ’$10,000
Qualifying monthly income$10,000
Max housing payment at 43% DTI$4,300/mo (PITI)
Approximate purchase power at 6.7%~$540,000 loan

The same borrower might show $4,000/mo of qualifying income on a conventional file after write-offs. The bank statement program more than doubles it โ€” and that is the difference between a townhouse you can afford and a denial letter from a bank.

Choosing 12 Months vs. 24 Months

Most bank statement lenders offer both a 12-month and a 24-month program. The 12-month path closes faster and suits owners whose income has been stable or growing. The 24-month path is better when one of the last 12 months was unusual โ€” a slow quarter, a one-time equipment purchase, a client that paid late โ€” because it averages out the dip. We run both and show you which one nets you more qualifying income.

What You'll Need to Bring

  • 12 or 24 months of business (and sometimes personal) bank statements โ€” the actual statements, not a summary
  • A year-to-date profit and loss statement for 1099/P&L programs
  • Business license or CPA letter confirming you have been self-employed for 2+ years
  • Standard asset and ID documents like any mortgage file
  • For DSCR investors: lease agreements or rent schedule and a signed appraisal

Credit Score and Down Payment for Self-Employed Loans

Because these are non-QM programs โ€” loans that don't follow the Fannie/Freddie rulebook โ€” each lender sets its own terms. Across our network, the typical floors are a 640 credit score and 20% down on bank statement loans, 660 and 10% down on 1099/P&L, and 620 and 15% down on DSCR investor loans. Conventional is still an option when your net income on the return is high enough, and that path starts at 620 with as little as 3% to 5% down.

Common Self-Employed Qualifying Mistakes

  1. 1Co-mingling personal and business funds โ€” lenders need to see business income land in a business account; mixed accounts force a lower expense factor and reduce qualifying income
  2. 2Large, unexplained transfers between accounts โ€” every deposit must be traceable to business revenue, not a personal gift or another loan
  3. 3A brand-new business โ€” most programs want 2 years of self-employment history, though some accept 1 year with strong reserves
  4. 4Waiting until the last minute โ€” the cleanest files are the ones we review 60 to 90 days before you plan to buy
  5. 5Assuming one bank's "no" is the final answer โ€” a broker shops the lenders that actually want your file

Why a Broker Is the Right Move for Self-Employed Buyers

A retail bank has one set of guidelines and one appetite for risk. If your tax returns don't fit that box, the answer is no โ€” and it stays no, because the bank can't sell a non-QM loan to Fannie Mae. We broker to 100+ national lenders, including specialists whose entire business is bank statement and 1099 loans. We run your file across several of them, compare pricing and terms side by side, and bring you the best fit. Our services cost you nothing โ€” lenders compensate us directly, and that compensation is uniform across programs, so we have no incentive to steer you toward one lender over another.

Get Pre-Approved on Your Real Income โ€” Free

If you have been told your income doesn't qualify because of how it looks on a tax return, stop talking to banks and talk to a broker. We will review your bank statements or 1099s, tell you exactly how much home you qualify for on actual cash flow, and match you to the lender with the best terms for your profile โ€” at no cost to you. Most of our self-employed pre-approvals come back within 24 hours. The income is there. You just need a lender that knows how to count it.
