In the DC Metro Area, it doesn't take much for a home to push past the conforming loan limit. A typical single-family home in Bethesda, Arlington, Chevy Chase, or Northwest DC can easily run $900,000 to $1.5 million โ€” well above what a standard conventional loan covers. That's where a jumbo loan comes in, and it's a product we work with every week for buyers across DC, Maryland, and Virginia.

What Is a Jumbo Loan?

A jumbo loan is a mortgage that exceeds the conforming loan limit set by the Federal Housing Finance Agency (FHFA). Loans at or below that limit can be sold to Fannie Mae and Freddie Mac. Loans above it cannot โ€” which is why they're called "non-conforming" and carry slightly different qualifying rules.

For 2026, the conforming loan limits are:

Property TypeBaseline LimitHigh-Cost Area Limit (DC Metro)
1-unit$832,750$1,249,125
2-unit$1,066,250$1,599,375
3-unit$1,288,800$1,933,200
4-unit$1,601,400$2,401,050

Most of the DC Metro Area โ€” including Montgomery, Prince George's, Fairfax, Arlington, and Loudoun counties, plus DC itself โ€” falls into the high-cost category. So a single-family home loan above $1,249,125 is a jumbo in those markets. In lower-cost counties, anything above $832,750 is jumbo.

Do You Need a Jumbo Loan in the DMV?

You need a jumbo loan when your loan amount exceeds the conforming limit for your county. With median home prices in much of the region topping $600,000 โ€” and many neighborhoods well above $1 million โ€” jumbo financing is common for move-up buyers, professionals, and anyone purchasing in premium submarkets.

  • Bethesda, Chevy Chase, and Potomac in Montgomery County, MD
  • Northwest DC, Georgetown, and Capitol Hill neighborhoods
  • Arlington, McLean, and Great Falls in Northern Virginia
  • Loudoun County horse-country and golf-course communities
  • Any purchase where you're financing more than $1.25 million

Jumbo Loan Requirements in 2026

Jumbo loans aren't backed by Fannie Mae or Freddie Mac, so each lender sets its own guidelines. That means requirements vary โ€” but here's what we typically see across our jumbo lenders:

RequirementTypical Standard
Minimum Credit Score680โ€“700+
Down Payment10โ€“20% (5% on some programs)
Maximum DTI43% (up to 50% with strong reserves)
Reserves6โ€“12 months of PITI commonly required
Loan AmountsUp to $5,000,000 (no hard maximum with us)
AppraisalOften two appraisals above certain thresholds
Property TypesPrimary, second home, investment

Because we work with 100+ lenders, we can find jumbo programs that go beyond what any single bank offers โ€” including lower down payment options and higher loan amounts for well-qualified borrowers.

How Jumbo Qualifying Differs from Conventional

Jumbo loans are mortgages, but the qualifying bar is higher than a standard conventional loan. The main differences:

  • Higher credit score floor โ€” most jumbo lenders want 680 or above, compared to 620 for conventional
  • Lower debt-to-income ceiling โ€” 43% is common, though strong reserves can push it higher
  • Larger reserve requirement โ€” lenders typically want 6 to 12 months of payments in liquid assets after closing
  • More scrutiny on income โ€” especially for self-employed borrowers, where two years of stable earnings matter
  • Stricter property standards โ€” jumbo appraisals are more detailed, and two may be required

Jumbo Loans for Self-Employed Buyers

Self-employed borrowers often assume jumbo loans are out of reach because tax-return income looks low after deductions. It isn't. We work with lenders who offer bank statement jumbo programs โ€” qualifying your income from 12 or 24 months of actual deposits rather than the net figure on your tax return. For a business owner buying a $1.4 million home in McLean, that can be the difference between qualifying and being told no.

Why a Broker Gets You Better Jumbo Pricing

Here's the thing about jumbo loans: every bank has its own program, its own pricing, and its own appetite for risk. One bank may price a $1.3 million jumbo aggressively this month and pull back next month. Another may specialize in self-employed jumbo but not advertise it. A retail bank shows you one option. We shop all of them.

On jumbo loans especially, the rate spread between lenders can be 0.5% or more. On a $1.5 million loan, that's over $450 per month โ€” roughly $160,000 over a 30-year term.

As a broker, we run your jumbo file across multiple lenders, compare pricing and terms side by side, and bring you the best deal โ€” at no cost to you, because lenders compensate us directly.

How to Apply for a Jumbo Loan

  1. 1Free consultation โ€” we review your income, assets, credit, and target price range
  2. 2Document gathering โ€” 2 years of tax returns or bank statements, asset statements, and ID
  3. 3Pre-approval โ€” usually within 24 hours, with a jumbo-specific pre-approval letter
  4. 4House hunting โ€” your letter signals to sellers that jumbo financing is already approved
  5. 5Underwriting with the lender offering the best jumbo pricing for your profile
  6. 6Closing โ€” typically 30 days, sometimes faster with cooperative sellers

If you're shopping in the upper end of the DC Metro market, don't assume your bank's jumbo quote is the only option โ€” or the best one. We'll compare it against our full lender network for free and show you exactly where you stand.
