An FHA 203k loan lets you buy a home and finance the repairs into one mortgage. Here's how the Limited and Standard 203k work in DC, Maryland & Virginia, what qualifies, and how to apply.

The best-priced homes in the DC Metro Area are often the ones that need work. A dated kitchen, a bad roof, an outdated electrical panel — these are the problems that scare off other buyers and drag a listing price down by tens of thousands. The FHA 203k renovation loan is built for exactly that moment: one mortgage that covers both the purchase price and the cost of repairs, so you can buy the fixer-upper and finance the upgrades into a single monthly payment at FHA's competitive rate.

What Is an FHA 203k Loan?

The FHA 203k is a government-backed renovation mortgage insured by the Federal Housing Administration. It lets you finance the purchase (or refinance) of a home plus the cost of its rehabilitation into one loan, with as little as 3.5% down based on the after-improved value of the property. Instead of taking out a separate construction loan or draining savings to fund repairs, you roll everything into a single FHA-insured mortgage.

The loan amount is based on the home's projected value after renovations — not what it's worth today. That means a $400,000 home that will be worth $475,000 once updated can support a larger loan than a straight purchase would, with the repair budget built in.

Two Flavors: Limited vs. Standard 203k

FHA offers two versions of the 203k, and which one you use depends on the scope of work:

  • Limited 203k — for smaller, non-structural projects up to $75,000. No dedicated 203k consultant required. Faster, simpler, and ideal for kitchens, baths, flooring, HVAC, and roof replacement.
  • Standard 203k — for major renovations above $5,000 with no upper cap beyond the FHA loan limit. Structural repairs, room additions, foundation work, and full gut remodels go here. A HUD-approved 203k consultant is required to manage the process.

What the 203k Can and Can't Pay For

The repair budget has to be for permanent improvements to the property. Eligible work includes:

  • Roof replacement, HVAC, plumbing, and electrical updates
  • Kitchen and bathroom remodels
  • Flooring, paint, and interior finish work
  • Energy-efficiency upgrades — windows, insulation, solar (with conditions)
  • Accessibility modifications — ramps, wider doorways, grab bars
  • Structural repairs, foundation work, and room additions (Standard 203k only)

It cannot fund luxury-only items like swimming pools, outdoor fireplaces, or standalone landscaping, and it cannot be used for repairs that take longer than six months to complete. Anything considered must be done by a licensed contractor — DIY labor is not reimbursable.

203k Loan Limits in the DMV for 2026

The 203k follows standard FHA loan limits, which for 2026 sit at $541,287 in low-cost areas and up to $1,249,125 in high-cost areas for a single-family home. Most of the DC Metro — Montgomery, Prince George's, Fairfax, Arlington, and Loudoun counties plus DC itself — falls into the high-cost tier, so your total loan (purchase price plus renovation budget) can reach that higher ceiling.

How the Process Works, Step by Step

  1. 1Get pre-approved — we verify your credit, income, and the after-improved value ceiling you qualify for
  2. 2Find a home and write an offer contingent on a 203k renovation loan
  3. 3Get bids from licensed contractors for the work you want done
  4. 4For a Standard 203k, a HUD-approved consultant reviews the bids and prepares a work write-up and draw schedule
  5. 5The lender orders an appraisal based on the after-improved value — what the home will be worth once the work is complete
  6. 6We close the loan, you take ownership, and the renovation funds are held in escrow and released as work is completed and inspected
  7. 7Once the final inspection passes, the remaining escrow is released and the project is done

Credit Score and Down Payment Requirements

The 203k uses the same base FHA guidelines as a standard purchase, with a minimum credit score of 580 at 3.5% down (500 with 10% down), though most of our 203k lenders prefer 620 or above because renovation files carry more moving parts. The down payment is calculated on the after-improved value, not the as-is price — one of the features that makes the 203k powerful for buyers with limited cash.

RequirementFHA 203k Standard
Min credit score580 (3.5% down); 500 (10% down)
Down payment3.5% of after-improved value
Max DTIUp to 43% (higher with compensating factors)
Mortgage insuranceUpfront 1.75% + monthly MIP
Property typePrimary residence — 1 to 4 units
OccupancyMust be your primary home; no investors

You can use the 203k on a 2-to-4 unit property as long as you live in one unit — and the rental income from the other units can help you qualify. That makes it one of the most powerful house-hacking tools available to FHA buyers in the DMV.

Refinancing With a 203k

You don't have to be buying to use it. The 203k refinance lets you tap your equity to fund renovations on a home you already own — either as a cash-out refinance or a rate-and-term refinance that rolls the repair costs into the new loan. If your DC, Maryland, or Virginia home needs a new roof or a major system overhaul and you don't want to drain savings to pay for it, the 203k refinance is worth a look.

Why We See More 203k Files in a Cooling Rate Market

With 30-year rates hovering in the mid-6% range through September 2026 and forecasts pointing toward the high-5s by year-end, the math on renovating has improved. Buyers who sat out the peak-rate period are coming back, and the homes with the most pricing flexibility are the ones that need work. The 203k lets you capture that discount and fund the upgrades in one transaction at a rate that is finally coming down.

Pairing 203k With Down Payment Assistance

Because the 203k is an FHA loan, it can layer with some down payment assistance programs — though not every DPA product allows renovation financing on top. We coordinate the stacking so the DPA and the 203k escrow do not conflict at closing, which is something a single retail lender rarely handles. If you are a first-time buyer eyeing a fixer in Maryland or Virginia, ask us which DPA programs are currently compatible.

See if a 203k Fits Your Project — Free

If you have found a home that is priced right because it needs work — or you own a home and want to fund renovations without cash out of pocket — let us run the 203k numbers for you. We will tell you how much renovation budget the after-improved value will support, which version (Limited or Standard) your project needs, and whether down payment assistance can stack on top. The consultation is free, because lenders compensate us directly. The right home is often the one other buyers walked past — and the 203k is how you make it yours.
