How to Finance an Airbnb or Short-Term Rental Property in DC, Maryland, and Virginia

DSCR loans let real estate investors buy short-term rental properties in DC, Maryland, and Virginia using projected rental income — not personal income. Here's how Airbnb financing works and what you need to qualify.

Short-term rentals listed on Airbnb, VRBO, and similar platforms have become one of the most actively pursued real estate investment strategies in the DC, Maryland, and Virginia market. The math is appealing — a well-located property in Bethesda, Alexandria, or downtown DC can generate two to three times the monthly income of a comparable long-term rental. The challenge is financing it. Most banks and conventional mortgage programs still underwrite short-term rentals the same way they underwrite primary residences, which means your personal income is the limiting factor — even when the property will pay for itself.

DSCR loans — Debt Service Coverage Ratio loans — solve this problem. They qualify you based on the rental income the property generates, not your W-2 or tax returns. For real estate investors who own multiple properties or who earn income in ways that don't translate well to traditional mortgage underwriting, DSCR financing has become the go-to tool.

Why Conventional Loans Fall Short for Short-Term Rentals

Conventional mortgage programs follow Fannie Mae and Freddie Mac guidelines. Those guidelines treat short-term rental income conservatively — often not counting projected Airbnb revenue at all for a purchase loan, or requiring a two-year history of actual rental income before it can be used to offset the mortgage payment. For investors buying a new property with the intent to run it as a short-term rental, this means qualifying on personal income alone.

If you already have a primary mortgage, a car payment, and a few existing investment properties, your debt-to-income ratio can hit the ceiling quickly. The property's earning potential is irrelevant to the approval — what matters is your existing liabilities and personal income. That's where DSCR loans offer a fundamentally different approach.

How DSCR Loans Work for Short-Term Rental Investors

DSCR stands for Debt Service Coverage Ratio. It measures how much income a property generates relative to its debt payments. A DSCR of 1.0 means the rental income exactly covers the mortgage payment. A DSCR of 1.25 means the property earns 25% more than the mortgage — a common minimum threshold for approval.

For short-term rentals, lenders calculate projected income using market rental data from platforms like AirDNA, which tracks actual Airbnb and VRBO performance by market and property type. Instead of requiring you to show two years of Airbnb income history, the lender orders a rental income analysis and projects what the property will realistically earn. That projected income drives the DSCR calculation.

How DSCR Is Calculated

The formula is straightforward: DSCR = Monthly Rental Income ÷ Monthly Debt Service (PITI — principal, interest, taxes, and insurance).

Projected Monthly Rental IncomeMonthly PITI PaymentDSCRApproval Status
$4,500$3,0001.50Strong approval
$3,750$3,0001.25Meets minimum (typical threshold)
$3,000$3,0001.00Break-even — may require higher down payment
$2,400$3,0000.80Below 1.0 — harder to approve, larger down may help

Most DSCR programs have a minimum ratio of 1.0 to 1.25. Some programs will approve below 1.0 DSCR with a larger down payment or compensating factors like strong credit and reserves. The lender is essentially asking: does this property pay for itself?

What You Need to Qualify for a DSCR Loan in DC, Maryland, or Virginia

  • Minimum credit score: 620+ (better terms at 680+)
  • Down payment: 20–25% for most programs (some as low as 15% with strong DSCR)
  • Property type: Single-family, 2–4 unit, condos, and some townhomes; must be an investment property (not primary residence)
  • Rental income analysis from a third-party market data provider (AirDNA or equivalent)
  • Cash reserves: typically 6–12 months of PITI payments
  • Property management plan or evidence of active listing (may be required)

Notably absent from that list: W-2s, tax returns, or proof of personal income. DSCR loans are not income-verified on the borrower side — your employment status, how many jobs you have, or whether you're self-employed is irrelevant to approval. The property qualifies; you just need to meet the credit and asset requirements.

Short-Term Rental vs. Long-Term Rental: What Changes in the Underwriting

FactorLong-Term RentalShort-Term Rental (Airbnb)
Income source75% of lease rent usedAirDNA market projection or 12-mo history
Income documentationLease agreementSTR market analysis report
Income stabilityHigher predictabilityMarket-dependent; seasonal variation
Occupancy riskLower (annual leases)Higher (vacancy between bookings)
Max LTVUp to 85% on DSCROften 75–80% for STR specifically
Property managementPassive, minimalMore active; may affect occupancy scoring

Some DSCR programs treat short-term and long-term rental properties identically, while others apply a higher income haircut or lower LTV limit to short-term rentals because of the higher variance in actual occupancy. When shopping DSCR programs for an Airbnb property, make sure the lender is comfortable with STR income and not simply applying a long-term rental formula to a short-term rental projection.

We work with DSCR lenders who specifically underwrite short-term rental properties in the DC, Maryland, and Virginia market. We can pull an AirDNA rental analysis for your target property during pre-approval, so you know whether the numbers work before you make an offer. No personal income documentation required — just the property address and purchase price.

Key Considerations Before Buying a Short-Term Rental in the DMV

Financing is only one piece of the equation. Before committing to a short-term rental investment, check three things: local regulations, HOA restrictions, and market saturation. DC, Maryland, and Virginia municipalities have different rules around short-term rental licenses, owner-occupancy requirements, and tax registration. Some jurisdictions require you to live on the property part of the year. HOAs in condominium buildings often prohibit short-term rentals entirely. Confirm your target property is eligible before you're under contract.

Market analysis matters too. AirDNA data will show you average occupancy rates and nightly rates for comparable properties in your target area. A $450,000 property in Ocean City, Maryland will perform very differently from a $450,000 condo in Capitol Hill. Understanding seasonality, comparable supply, and the competitive landscape before you buy is how you avoid a property with a DSCR that looks good on paper but underperforms in practice.

If you're serious about short-term rental investing in the DMV and want to understand what the numbers look like for a specific property, the best first step is a pre-approval conversation. We can run the DSCR analysis, estimate the income projection, and tell you exactly what purchase price and down payment combination makes the deal work.
